Fast-paced building construction gives boost to Jeeva Nagar

The pace of building construction at Jeeva Nagar has suddenly picked up. Here is the latest picture of flats nearing completion in the western half of the layout. The approach road from Audco Nagar has been black-topped and there is busy activity.

Mangadu Town Panchayat replies to RTI plea, promises roads, street lighting


The Mangadu Town Panchayat has sent a reply to a Right to Information Act petition filed on behalf of Jeeva Nagar residents recently, in which it makes the following points:

A. It will place an agenda item to create interior roads in Jeeva Nagar at the next Council meeting. 

B. Action is being taken to provide street lighting in Jeeva Nagar.

C. Jeeva Nagar is a low lying area - The Town Panchayat will take steps to measure the height and raise the roads to avoid flooding during monsoon. 

D. Action is being taken to maintain the Open Space Reservation as a park, and to clear garbage without delay. 

The copy of the RTI reply has been sent by the Panchayat to the Additional Director, Town Panchayats, Kancheepuram Zone, and to the PA (General) of District Collector, Kancheepuram. 

If you have a plot in this layout, we urge you to write individual letters to the Mangadu Town Panchayat, No.78, Vaigundaperumal Koil Street, Mangadu, Chennai-600122., Pin Code demanding that the above stated facilities are provided at the earliest. Property owners should think of filing individual RTI petitions themselves, after the Council meeting is held regarding the proposals. 



BOOMING LAYOUT: Jeeva Nagar is the kind of CMDA-approved layout that everyone wants right in suburban Chennai, but is not available now.  It is witnessing steady house-building activity. Multi-storeyed flats are also coming up in the layout. The Mangadu Town Panchayat has, however, not provided basic amenities for eight years, but has now promised to rectify civic problems. Kattupakkam-Porur in The Hindu Property Plus - Sobha announces Serene project

Kattupakkam, near Sri Ramachandra Medical College and Hospital, Porur hit the front page of The Hindu Property Plus supplement today.

Sobha Serene, described as a luxury development, has been advertised with a special launch offer. The project is located at Seneerkuppam, which is close to Jeeva Nagar and AUDCO Nagar in Kattupakkam. As per the schematic map published by the developer, the site is on the by-pass from Kattupakkam - Kumananchavadi junction towards Poonamalee High Road.

This is one more indication of the fast-growing importance of Kattupakkam, where the CMDA-approved layout of Jeeva Nagar is located, just 200 metres from the arterial Mount - Poonamalee Road, adjacent to AUDCO Nagar.

Big housing project makes Kattupakkam more attractive destination

Kattupakkam, located midway between Porur and Poonamallee is again the focus of residential housing development. One more company has advertised in The Hindu Property Plus today, a 130 unit apartment project called Jamals Luxor Kattupakkam, at a square foot price of Rs..4,300. This is advertised as being close to both Saveetha Dental College and Sri Ramachandra Medical College and Hospital. The fact that the new project is proposed close to Kumananchavadi junction shows, again, the growing importance of Kattupakkam. An earlier project is scheduled to be built by Prestige-Ratthas group. It must be noted that the Poonamalee is proposed to connected by the AIADMK government by Mono Rail, while it is also listed as one of the intended destinations for future alignment of the Metro Rail.

The residential developments that are growing in the Kattupakkam area are bound to raise the demand for mass transit connectivity towards both Maduravoyal and St. Thomas Mount.

Porur-Kattupakkam becomes Chennai housing hub

A spate of project announcements in the Porur - Kattupakkam region indicates that this area is fast becoming a housing hub. The completion of ETA STAR's Jasmine Court (see video) in Kattupakkam and occupation of apartments by the residents has spurred greater interest in house-building in this area. It has also kicked-off many services. Now, 280 apartments have been announced at Kattupakkam by the Baashyaam group, over an extent of 3.51 acres, with apartments sizes between 551 sq.ft., to 1676 sq.ft. This project, christened Happy Windows, is on the South Western end of Kumananchavadi, the junction on the Mount Poonamallee Road that leads to Kunrathur on one side, Poonamallee on the other, and to Velappanchavadi to the East. It would surprise many to know that this area now has major branded retail outlets, banks, telecom services, and, very importantly, the Sri Ramachandra Medical College and Hospital at a distance of about 3 to 5 km, depending on which side of Mount-Poonamallee road you are. All this points to the high value of land and property in Jeeva Nagar, the CMDA-approved layout that was a seed of an idea in 2004, and now hosts over 15 bungalow-type houses and several apartments. The residents are taking up one major issue that affects their quality of life in the layout for some months of year, which is seasonal flooding during the monsoon.
